Reposition

Analysis and due diligence for the property will identify opportunities for improvements and optimizations to be made to increase the net operating income (NOI), and the property value as a result. Our property business plan will have identified improvements that will support increased rents/service revenue and improved efficiencies. Examples of the improvement could include:

  • Rehab of unit interiors to increased market rents
  • Implement utility chargeback
  • Add onsite (or in unit) laundry, pet fees, upgrade security

Refinance

We will regularly have the property appraised and refinance after improvements to realize the increased value and return a significant portion of investors capital to them. Investors then realize much higher cash-on-cash returns from ongoing operations.

Cash Flow

We engage expert local property management to oversee daily operations and continue to deliver regular cashflow distributions from ongoing operations of the property. We report quarterly to our investor partners on business operations and property updates.

Disposition

Our business plan will typically include projections for potential sale of the property, in addition to continued profitable on-going operations. The management team will evaluate local market conditions and explore sale of the property when it would support improved investor returns.
